I found some cheap land, wooded and good for hunting. I am buying about 120ac of it, but another 120+ is still for sale. It has decent access and a few producing gas wells on it. A few brothers own it and do not want to sell it to a developer or a land company. If interested PM me. I found it through a connection with county trustees..

Since it has producing gas wells, he wants about $1000/AC.

yes...those gas wells are nice to have..I think you get free gas to your house and they pay you monthly. My father nlaw sold 2 of his and got some nice money for them.

That sounds awesome All4abuck! I wish I had the money to buy, but I don't. Someday, I will but I just can't swing it at this time. Good find and thanks for sharing with the guys here!

Yeah it does sound like a good deal. I just wish I could afford 120+ acres.

Guys before you buy land you need to make sure that the timber and mineral rights are with it. If you don't own the timber rights or mineral rights you could go in one day to hunt and it be stripped. Mead owns a lot of the timber rights down in SE Ohio. Personally I wouldn't buy land without having both.

Comes with mineral rights and Timber rights per deed. However it was selective cut some 10 to 15 years ago, so I would not count on any income from timber any time soon.

Hopefully timbering and clear-cutting the land is not the intention of anyone from this site...

I finally couldn't help it and put together some money and bought the rest of it...I am looking to sell a smaller piece if it, but have not decided how to section a parcel out of it. I believe it would require surveying, but I am not sure.

Also, if I sell a part of it, I want it to be to a responsible hunter, considering I am planning on food plots and deer managment.

I will post a message within a month or so, looking for a buyer and partner in deer managment, as soon as my purchase is finalized, etc.
