Hi im looking for 10 to 40 acres somewhere in SE ohio.....Anyone know of any good web pages to look?

Although I've never had any dealings with them, try "CountryTyme"..they have a web-site. THis is part of "Anthony Land Company".

THey typically buy 30 to "hundreds" of acres then split it up into 5 acre lots or so. They will have "perfect for the hunter" land and "hunter specials"....most of their property is located in the Jackson/Chillicothe areas.

Check them out.

I spend a lot of time from Chillicothe down to Ironton and over to Jackson...coutnies such as: Pike, Ross, Lawrence, Gallia, Scioto, Jackson, etc....let me know what your looking for and I'll "keep an eye out for you"...of course, I am always in the market myself.

If you want to purchase some property here are some good resources in the Jefferson and Harrison Co areas. All these leads have some good hunting property for sale. 4 years ago I bought 100 acres from Bedway Coal Co out of Adena, OH to claim my slice of the world. Last I knew the Bedway grandfather still had 8000 acres to liquidate. Jeffco Resources (coal mining outfit) also has land available for sale. Lastly, you could contact Bruner Land Co who buys large parcels and breaks them up into smaller plots and sell a little higher prices. Expect to pay $ 700-1500 per acre depending on location and size. Here's your contacts. Good luck. Perhaps you can be my neighbor.

I agree with Buckmaster on this one, we have been talking to the same folks, too! If you do go the "land company" route be carefull of the lies they will tell you.......example several people in Vinton County bought land next to "Public Hunting" land access and guess what the land was leased to a hunt club. Now these hunters have 5-10 acres of land and no place to hunt!

Another good resource is small to medium size timber companies. Our hunt club has talked to several with land in SE - Ohio, West "By God" Virginia & KY and the prices we see are aroung $1500-2000 per acre many with good 25-30 year old timber (some hardwoods).

Are morgages the same for buying land as the are to buying a house?

For the most part a loan to buy a house is no different than a loan to buy land. Banks are funny about processing a mortgage for land, but traditinal mortgage company's especially ones that commonly deal with property sales in the country will usually process them without any hassles.

Lots of good land there on the link you provided Minker.

The "Ninety-Three" listing is in a good location. Would be a great place to access either Wayne National Forest land or Mead from. I know exactly where those lots are. Only thing bad about Mead, is it might be leased at some point, but unlike Ross and Pike counties there is never any land leased in lawrence that i know of. Wayne National Forest is always open for hunting. This property would back up against what I call the "telegraph ridge area" (on a map it's called Dry Ridge). Up the rd within 1.5-2 miles is an ORV trail on the Wayne...I don't ride 4 wheelers, but I hear you can ride all day and never hit the same trail....yep, if I was a 4wheeln' type guy whom bowhunted, this piece of property would be the ultimate "out of town" lot to own, you could take the family down, 4 wheel in the afternoon, then hunt right in the back yard of your 5 acres on the Wayne.. It's right in the heart of Wayne National Forest...lots of really good hunting there. We should from this site, go in as a group and buy at least the one of those tracks. Would be an excellent place to have a "base camp" and hunt on the Wayne. Lots of Dirt rds around to hunt from on the Wayne, there is lots of land within "spitting distance" to hunt on...if anyone is interested, let's buy it. I think I'll contact the guy now and see what the "bottom line" is for the property that borders The Wayne.

The "Rockhill" 70 acres now belongs to the school sytem now I believe (Rock Hill is the name of the HS there, that's where I went to school). They used at lest 30 acres to put in a new HS 2 years ago, ashame it sold, I never knew it was up for sale. It also borders National Forest. There was a hell of a buck (180 class) taken off there about 5 years ago. I took a booker within 1/2 mile of there a few years back also. The Headquarters for The Ironton District of the Wyane is just down the rd.

Some of the other properties don't look too bad.

I sent an email, I'll let you guys know if I buy it. If they'll sell it (the 5 acres) for $10-13K, I just might have to go to the bank.

I hunt in this area a lot....this is Oldhat's "stomping grounds". IF anyone else in interested in going "halves" we could split it up. Lots of public hunting all around here, no need to worry about getting "crowded".....5 acres is a bit much, I'd just like to have 1 or 2 to pull in a camper and stay at, so I could drive down the rd about 1-2 miles and hunt one of my "honey holes". I guess there is 20-30K acres of Wayne in this area and additional Mead land also.....this would be a really good "base-camp" for you "out of towners".
