I am selling my house and land in Monroe County. 91+ acres (about 40 acres tillable, 50 acres hardwoods) with 20'x28' house, 24'x32' detached garage, 12'x16' yard barn and 8'x8'x6' elevated hunting blind. Barn built in 2001, house in 2002, and garage in 2004. Deer, turkey, grouse, coyote and red fox on the property. CAUV tax eligible (farmer down the road mows 15-20 acres for hay). Two bedrooms, bath-and-a-half, county water, septic, 200 amp underground electric, 50 amp in garage, electric HWH, ventless propane fireplace (28K/36K BTU with remote thermostat), electric baseboard heaters in bedrooms and full bathroom, carpeting, ceramic tile, knotty pine throughout the upstairs. 8'x20' concrete patio and 8'x20' deck. Washer/dryer (new in 2003), electric range, refrigerator (new 2002), and most maintenance equipment--including a Yamaha Kodiak 400cc 4x4 ATV and an Acrease 17hp 60"-cut brush mower--stays.

I've taken a lot of does here as well as two respectable 8-point bucks over the last eight years. I have feeders set up--there is plenty of room for food plots. I hate to sell it, but since I'll be attending law school starting this fall I won't have time to maintain it properly. The house is easy to "button up" after summer vacations and fall/winter hunting camps--the water lines are easy to drain and I've never had a problem with anything freezing. No vandalism, either, as the neighbors keep an eye on the place for me when I'm not there. But the long, steep driveway and the fact that the house can't be seen from the county road probably help keep curiosity-seekers away.

I was planning to retire here but my life is moving in another direction. I'd like to sell it to a hunter, someone who wants to live or vacation in the country. Pics provided via email to those seriously interested in this property. Two easements go with the property--one for South Central Power to maintain the power line right-of-way, and one for drilling rights (expires September 2010). Taxes for the whole year are $859 (this includes CAUV discount). Asking price is $215,000. I do not have this listed with a realtor. All transactions, including purchase agreement, title search and closing, will be handled by a real estate attorney. No owner financing available.

Thats to bad RugerCaptain your selling your property,

but just think, once you finish school and making those 6 figure incomes every year, you can buy something even better down the road.

Thanks, bowtech. Yes, it's hard to give it up, but maybe I'll own another plot someday. Law school is keeping me pretty busy, and I just don't have the time to take care of the place properly. I hope to find a buyer that will enjoy it as much as I have.

you could of leased the land and rented the house out and had a steady income every month from it. and it would have been there when you wanted to come back to it.
